The rates of Welsh Land Transaction Tax (LTT) and Stamp Duty Land Tax (SDLT) have been temporarily reduced for residential property purchases less than £250,001 completed between 27 July 2020 and 30 June 2021, and further to 1 October 2021 for SDLT.
Due to lockdowns and pressures on the process from surveyors, search providers, lenders and law firms, we think that it is important to be realistic and let you know that it may not be possible for transactions instructed at this time to exchange before 1 July 2021. To this end, we have removed the temporary reduction from our calculators and the SDLT/LTT rate you will see included in your quote is the rate that you will pay for completion after 30 June 2021.
The situation is constantly evolving and we will do our very best to complete your property purchase before the 1 July 2021 if it is possible to do so. We recommend however that you use the below quotation to ensure that your transaction is still affordable for you should completion go beyond 30 June 2021.
For purchases in England less than £250,001 completed between 1 July 2021 and 30 September 2021, the SDLT reduction will apply and the calculator will be amended to reflect this in due course.
