A recent instruction had to be opened and exchanged in 24 hours. A parcel of land was to be auctioned and it was vital that our client purchased this land before it went to auction. We were instructed the day before the auction and pulled out all the stops to ensure that this could be achieved. If the land had gone into the auction, due to the high level of interest, there was a high risk that our client would have lost the land to another bidder or had to pay an inflated price. In order to achieve this, the file was opened straight away, and the title had to be investigated and reported on to our client the same day. The team working on the file dedicated most our their time that day to this client which we were of course more than willing to do in order to help our client achieve the deadline.

We had a client who bought a property at auction but didn’t speak English. We were under a tight deadline to complete within 20 working days. We arranged an interpreter and got the completion done on time.

We had a sale file where the client lived in England and were having difficulty getting someone to certify their ID. We rang around five different solicitors local to the client and managed to get the client an appointment that day to have their ID certified.

In a recent file where we were acting for the purchaser, the seller withdrew at the point of exchange. We negotiated with the sellers' solicitors to get the matter back on track and managed to convince the seller to proceed again.

With just two days to go until exchange, the purchasers of a property decided to purchase in the name of their trust instead of their personal names. We still managed to reopen the file and get everything signed off for exchange in time.

We acted on a case where our clients needed to move into an accessible property due to one of the buyer’s complicated health needs which affected mobility. The clients had found a suitable property, but during title checks, it transpired there was a defect with the lease. The buyer could not leave hospital until suitable accommodation was available, so we actively liaised with the sellers and the landlord so that a resolution could be agreed. We ensured that we kept the clients up to date at all times during this very stressful time and attended the hospital so that we could go over documentation and obtain signatures. We managed to complete the purchase in good time and the clients were very happy to have the chance to live independently together again.
